Murphy Crossing Master Plan with Tiscareno Associates
This Project involves a Master Plan for a 200 Acre Site along Highway 97 in Bend, Oregon. A Big-box Retailer with its attendant on-grade Parking requirements was situated along the Highway to emphasize its commercial exposure and create a buffer between the highway and other less intense commercial uses of the Project.
Two roads running North-South through the pie-shaped Property help to further define the location of programmatic elements as they gravitate farther west away from the highway. Mixed-Use structures combining Office or Residential above a Retail base line the eastern road and create a Pedestrian friendly shopping experience. 2-3 story Multifamily Unit Townhouses line the westerly road. The balance of the western portion of the property is dominated by the “Village Green” a 5 acre Park centrally located for use by all residents of the development.
Retail streets have been designed using planning concepts, techniques and amenities, employed by many of the latest “New Urbanism” developments throughout the US and Europe, and are intended to enhance the pedestrian experience.
Design was completed in 2005.
