The 2.5 acre Site for this Project is located at the south end of the Rainier Valley in Seattle, Washington within walking distance of the Link Light-Rail Rainier Beach Station. The Urban Renewal of this mostly vacant weed infested Brown-field Site calls for 66 Townhouse Units arranged around a new U-shaped interior access road with entry and exit off of Trenton Street to the South.

The Site slopes gently down from 42nd Avenue on the West to a Green-belt along MLK Jr. Way to the East. This Green- belt sits underneath a City of Seattle Transmission Line. The Units along 42nd Avenue rest atop a semi-subterranean Parking Structure. Units along Trenton Street feature walk-up Entries and incorporate Garages off an Auto-court to the rear. The balance of the Project is composed of Garden Units, each with its own remote Parking space. These Units are accessed via a series of Garden Paths.

Two covered communal BBQ / Picnic structures at opposites end of the Site provide areas for Resident interaction. All Units are provided with Private Ground Floor Open Space. Some also have been designed with Rooftop Decks.

Schematic Design was completed in 2008.
