This Mixed-Use Apartment Project is located at the periphery of the Town Center of Redmond, Washington at the base of East Hill. The L-shaped Site is composed of 8 Parcels encompassing approximately 1.38 Acres and is slightly sloped from north to south.

The design challenge was to maximize the density of the Site based on Zoning Allowances while maintaining a low-key Residential character commensurate with the Existing Neighborhood. The design envisioned two buildings separated by a common courtyard, with a four-story structure running north/south along 170th Ave. NE and a five-story structure oriented east/west along the Alley. Each of the Structures would have Ground Floor Retail and sit atop 2 Levels of Subterranean Parking. The Unit distribution includes a combination of 1, 2 and 3 Bedrooms with a total of 122 Units.

Both structures have loft-like penthouses with expressive vaulted roof forms that capture views both near, the community park, and far, Mount Rainier. Each Unit includes substantial decks or terraces which help to modulate and activate all the facades. Additional building setbacks seek to further modulate the mass of the structures. Interior and exterior design palettes is are intended to evoke an Urban Northwest Cosmopolitan character.

Schematic Design was completed in 2011.
